The eight-square-block area will contain residential, hotel, conference, retail, sports facility, performing arts, and office elements, all situated around a central park. The buildings will step away from the park to provide a sense of openness while respecting the district's height limits.

BFS's urban and architectural design embraces contemporary approaches to the built environment, including sustainable design, mixed-use neighborhoods, and transit-oriented development. Its scale is also decidedly pedestrian. Previous urban plans for the district had created a series of individual buildings set within urban blocks, which created a collection of disjointed urban islands. BFS's urban design counters this by creating porosity across the district. An essential component to preserving this intimate pedestrian scale is the extensive subterranean network. Parking and services, as well as pedestrian avenues and a subway line, all reside below-grade.
